&lt;br/&gt;She certainly has been fun for me, but its time to scale down and take it easy...so the sweetie and I got a small bus VW bus. That means I'm selling the big white bus with the BIG PARTY DECK that now goes from front to back...that’s 35 feet of fun on top and inside. 
&lt;br/&gt;
&lt;br/&gt;She has been to the Burn twice and back with me. 
&lt;br/&gt;
&lt;br/&gt;Details: 
&lt;br/&gt;
&lt;br/&gt;- Renovated school bus registered in the state of CA as a 40 foot RV. 
&lt;br/&gt;- Engine is gas 304 International. 
&lt;br/&gt;- Shower 
&lt;br/&gt;- Toilet 
&lt;br/&gt;- 30 Gallon waste water tank 
&lt;br/&gt;- Leopard print fur covered back bed room with queen sized mattress and under-the-bed storage. Small night stand with storage drawers. Sleeps 2 easily. 
&lt;br/&gt;- Sink in kitchen. 
&lt;br/&gt;- Large RV fridge with freezer. AC and Propane. Works great. Cold beer on the Playa ALL WEEK LONG. 
&lt;br/&gt;- Microwave. 
&lt;br/&gt;- Small convention oven. 
&lt;br/&gt;- Lots of storage and shelf space for all your playawear. 
&lt;br/&gt;- Small dinning table in kitchen seat 3 to 4...converts to sleep 1. 
&lt;br/&gt;- 2 big fur-covered bench seats up front each can seat 4 to 5 and sleeps 1 each. 
&lt;br/&gt;- This is a stick shift with 1 granny gear and 4 normal and reverse. 
&lt;br/&gt;- Carbuerated engine and will need a shot of Fast Start if she has been setting for some time to start. 
&lt;br/&gt;
&lt;br/&gt;This is a big vehicle and takes a bit of finesse to drive but always a lot of fun! The deck on top is like no other and is always a hit!

&lt;br/&gt;Help Black Rock City DPW Keep San Diego Beautiful!
&lt;br/&gt;
&lt;br/&gt;A small but efficient crew from the Black Rock City Department of Public Works, led by Playa Restoration manager D.A. (Dark Angel of Black Rock), is teaming up with Keep California Beautiful to help implement the new mandatory litter abatement plan for the upcoming Carlsbad Marathon on Sunday, January 20th 2008.
&lt;br/&gt;
&lt;br/&gt;The Carlsbad Marathon will be the first special event to occur in the city limits of Carlsbad California, which is required by the city to develop and implement a litter abatement plan, under new requirements related to the Stormwater Pollution Prevention Plan. 
&lt;br/&gt;
&lt;br/&gt;The litter abatement plan, designed by Keep California Beautiful used Burning Man's Black Rock City, the largest practicing Leave No Trace Event in the world, as their case study for successful behavioral change in opposition of mandating "structural controls." 
&lt;br/&gt;
&lt;br/&gt;The Carlsbad Marathon, whose new eco-slogan is "Only Your Feet Hit The Ground," will be the first event under the new stipulation due to the ongoing issue with litter in storm drains ultimately ending up in the ocean. 
&lt;br/&gt;
&lt;br/&gt;The DPW will attend Carlsbad Marathon as consultants, assisting the Marathon's organizers with their logistical game plan and effort. They will be signing runners up for the Marathon's "Eco-Pledge" as well as assessing the recycling and trash stations along the Marathon route. 
&lt;br/&gt;
&lt;br/&gt;The DPW is not the Clean-Up Crew for this event – instead, they will serve as ambassadors for the Leave No Trace ethic.
&lt;br/&gt;
&lt;br/&gt;Want to join in the fun? Here's how you can help us keep San Diego beautiful: 
&lt;br/&gt;There will be approximately 10,000 people running, and an estimated 20,000 spectators.
&lt;br/&gt;
&lt;br/&gt;The Black Rock City DPW, incognito, dressed in Keep California Beautiful t-shirts, will be at the sixteen KCB Trash Recycling Stations along the marathon route. 
&lt;br/&gt;
&lt;br/&gt;We invite the San Diego burn community to join us as Eco-Agent Provocateurs amongst the crowd of spectators, helping to set the example by modeling good behavior and spreading the LNT ethic. 
&lt;br/&gt;
&lt;br/&gt;We need you, as burners, doing what you do to set that example. We need friends in the crowd who can "play" spectators and help us get the message out. 
&lt;br/&gt;
&lt;br/&gt;We need you to help us let people know that their trash shouldn't be hitting the ground and why… 
&lt;br/&gt;
&lt;br/&gt;Answer #1 The garbage can make its way into storm drains, which affects our ocean. We don't want to be swimming in trash! 
&lt;br/&gt;
&lt;br/&gt;Answer#2 Because it's the right thing to do!
&lt;br/&gt;
&lt;br/&gt;This will be an uphill battle… and we need all the help we can get. There is strength in our numbers.
&lt;br/&gt;
&lt;br/&gt;We would like it if you were friendly and non-confrontational. We don't need any escalation and we're not trying to be "in your face." We are ambassadors, trying to make a positive change. 
&lt;br/&gt;
&lt;br/&gt;For Runners or Walkers:
&lt;br/&gt;If you are running or walking in the marathon/half marathon, or know anyone who is, be sure to sign up as an Eco-Runner or Eco-Walker when you pick up your bib number, we need you to set the example from within the race itself. 
&lt;br/&gt;
&lt;br/&gt;Remember…Only Your Feet Hit The Ground! Make sure your cups and wrappers make it into the KCB Trash Recycling Stations. 
&lt;br/&gt;
&lt;br/&gt;The DPW Heavy Machinery Crew's very own Weldboy will be running in the race as our Top Secret Eco-Runner, keeping an eye out for responsible eco-runner's who are doin' it right and litter-bug runners who are doin' it wrong. We need you to do the same.

&lt;br/&gt;The Keep California Beautiful team members and designated volunteers will be "catching people in the act of eco running" and awarding gift certificates to runners and walkers throughout the event. All participants who have signed the pledge and been caught in the act will also have their names entered in the grand prize drawing.

      <title>Rebuilding: Bjurts at Madre Grande discussion on SD Burners</title>

      <description>&lt;div&gt;I have started a discussion on the SD Burners site to coordinate part of the rebuilding effort at Madre Grande, namely, the construction of bjurts (a yurt-like structure, see http://bjurt.com). Here is a link to that thread:

&lt;br/&gt;Greetings fellow burners,
&lt;br/&gt;
&lt;br/&gt;I talked to Tracey at MG yesterday, and she is very interested in getting a few bjurts (http://bjurt.com). She is bringing it up at the meeting today, so I should know more in a few hours.
&lt;br/&gt;
&lt;br/&gt;But for now, let's start with the logistics:
&lt;br/&gt;
&lt;br/&gt;We don't yet know when we can get back into MG, but the most likely work weekends would be either 11/17 (the weekend before Thanksgiving) or 12/1 (the weekend after). If possible, we want to get these made before the rains start (if it's going to rain this year).
&lt;br/&gt;
&lt;br/&gt;The goal is to build 5-10 bjurts, place up 5 on-site and the rest to other locals in need.
&lt;br/&gt;
&lt;br/&gt;The main on-site resource will be ash, so we would have to bring everything else. There may not even be porta-potties, so we may be using camp toilets (I can bring a mini-bjurt to give privacy).
&lt;br/&gt;
&lt;br/&gt;While this list is preliminary, here are a few things I think we need:
&lt;br/&gt;Event coordinator - Carl and I are working closely on the overall bjurt effort, but it would be handy to have someone run the camp (placement, food, water, public relations (talking to the cops)).
&lt;br/&gt;
&lt;br/&gt;Generators
&lt;br/&gt;
&lt;br/&gt;Extension cords
&lt;br/&gt;
&lt;br/&gt;Drills and 1/4" hardened steel drill bits (I have one drill press and one bit, but we should have more to drill in parallel)
&lt;br/&gt;
&lt;br/&gt;Pliers, hammers, wrenches (crescent and socket), files, and other assorted hand tools (I will bring some, but we need more)
&lt;br/&gt;
&lt;br/&gt;Camping toilets (if porta-potties are not in place)
&lt;br/&gt;
&lt;br/&gt;Shade, eating, and sleeping structures (I can bring shade structures (I have lighter structures than the bjurts as long as the winds are low) and we can sleep in the bjurts Saturday night)
&lt;br/&gt;
&lt;br/&gt;Tables, chairs, cook stuff (I can bring a portable BBQ)
&lt;br/&gt;
&lt;br/&gt;Tarps (we have enough billboard vinyl for almost 10 bjurts, but for the roof, silver tarps would block the sun better and may be easier to fit)
&lt;br/&gt;
&lt;br/&gt;3/4" EMT conduit (I (Athena in LA, actually) am working on getting this donated, but it may not come in time)
&lt;br/&gt;
&lt;br/&gt;Pins and clips (I have enough of these for the initial build, but I am going to try to get Fastenal to donate some)
&lt;br/&gt;
&lt;br/&gt;Happy, hardworking people (10-20, the more we have, the faster it will go)
&lt;br/&gt;
&lt;br/&gt;That's all I can think of for now. Please reply to suggest other things we might need or to let us all know what you can volunteer.

      <description>&lt;div&gt;Looking for Loved Ones - Safe and Well:  Safe and Well is a nationally accessible website, developed as a free community service by the American Red Cross, that provides a way for individuals affected by a disaster (within the U.S.) to list themselves as "safe and well."  Then, loved ones can check on the status of their family and friends.  Register and connect at 1-800-RED CROSS or www.redcross.org.

&lt;br/&gt;Orange County Rescue Mission is accepting all non-perishable donations and gift certificates to restaurants Monday through Friday between the hours of 8am and 6pm Map to Orange County Rescue Mission. &lt;br/&gt;The main plaza is going to have the stage and several theme camps and be heated at night and indoors!

&lt;br/&gt;Lastly - please invite your friends - we have a great venue and we want lots of people to come out and enjoy it.

      <title>Volunteer call for Freedom Fest II</title>

&lt;br/&gt;Lots of chat out there about Freedom Fest II.   April 20-22, Ocotillo Wells.   Our website will be up for ticket sales shortly, so hang in there.   YES, it's happening, and YES, you can help!   We need Rangers, Greeters, Earth Guardians, Fire safety, camp placement, you name it!   This is YOUR event.
&lt;br/&gt;
&lt;br/&gt;Lots of people have contacted Dan to volunteer, and we are incredibly grateful.   But he is also incredibly busy, so I have volunteered to serve as volunteer coordinator of volunteers for Freedom Fest II.   Please contact me if you need any information, as well.   Hopefully I won't lead you too far astray.
&lt;br/&gt;
&lt;br/&gt;So if you want to volunteer, or if you have any question, feel free to e-mail me or contact me by phone at 760-271-0432.   Most policy decisions for this event have already been made and are not subject to change by debate, so don't even go there...but if you have a really good suggestion, we're all ears!

      <title>Moving to OC!</title>

      <description>&lt;div&gt;Hi.  I'm going to be moving from NYC to OC.  I am in the process of interviewing with 3 companies out there.  I'll have my "in-person" interviews in a couple of weeks.  So hopefully by April I'll be out in California, soaking up some sunshine!  (desperately needed when you consider that yesterday morning as I made my way to work it was only 15 degrees outside!!)
&lt;br/&gt;
&lt;br/&gt;Anyway, this year will also be my first year going to Burning Man!  I just got my email yesterday that my tickets are in the mail!  My cousin, who has been going to Burning Man for years had always been pushing me to go.  I wanted to, but my job always prevented that (a meeting planned for the day after Labor Day)  But this year I am going!! 
&lt;br/&gt;
&lt;br/&gt;So, with that being said, if anyone has any suggestions for making my transition to the OC easier, I'm all ears!  Plus, I'd love to know about any events and meet some of the wonderful OC Burners!!!&lt;/div&gt;

      <title>Freedom Fest II April 20th - 22nd</title>

      <description>&lt;div&gt;WOW!!!...all I can say is...WOW!!! There will be an official announcement by this Monday regarding Freedom Fest II, I have received a TON of support, emails, and phone calls regarding this event, I have been answering email and phone calls non stop! I have found a few key people in the community who are as eager as I am to make this event happen, and happen well! I'd like to thank everyone who got in touch with me, please forgive me if I missed responding to anyone. 
&lt;br/&gt;Like I said, the official announcement will come very soon, but I can tell you that I feel very comfortable with the people I am working with for this event, we share the same vision for this event, it will be a community oriented Burner event featuring local performers and DJ's that we rub elbows with in our community every day. In addition, today I secured an additional 10 acres for this event, tripling the original venue size. Please save the dates, this is going to be gooooood :-)

      <title>Calling out for Villians, goons, bond girls and death chicks</title>

      <description>&lt;div&gt; Calling out for Villains, goons, commandos, bond girls and death chicks on New Years
&lt;br/&gt;
&lt;br/&gt;In keeping with our Spy theme Stormhold will be transformed into the lair of an evil villain with various chambers and areas set aside for the torture and entertainment of would-be secret agents. Every 30-60 minutes of the evening of new years we will be randomly selecting an “Supreme evil villain” from the crowd who will ascend to his or her evil throne and from there will have absolute power. They will be able to randomly select people from the party, send out their henchmen or death chicks to capture them and demand services, or spotlight unsuspecting guests to be strapped to a giant spinning wheel of pain and pleasure. The “victim” will be spun on the wheel and carry out whatever “punishment” is chosen by the wheel. To serve our supreme villain we need a few volunteers.
&lt;br/&gt;
&lt;br/&gt;We need evil death chicks and henchmen to take 1-hour shifts to serve at the whim of the supreme one.
&lt;br/&gt;
&lt;br/&gt;If you would like to take a shift during new years please indicate so on your RSVP so we can add you to the schedule.
&lt;br/&gt;
&lt;br/&gt;P.S. this should all be done in fun and play and no one has to do anything they don’t want to.
&lt;br/&gt;
&lt;br/&gt;Casino Room
&lt;br/&gt;Mr E has kindly consented to setting up his Casino tables for the weekend and hosting at least one tournament. The rest of the time the tables will be open for whatever kind of gambling. Want to host a game?

&lt;br/&gt;Eye of Death
&lt;br/&gt;We will be playing one of my favorite games called Wink at some point during the weekend. Will you be the assassin? Can you kill all your fellow spy’s before your discovered?

&lt;br/&gt;Randomly selected people as they enter the party will be handcuffed to an unknown fellow spy for limited short time periods. Prepare to get to know someone a little better!

&lt;br/&gt;Of course at various times over the weekend we will be playing Bond Movies for your viewing pleasure.

&lt;br/&gt;Conclave's first open spin jam, set to take place this
&lt;br/&gt;weekend at the SD Decompression - Fuego de los
&lt;br/&gt;Muertos. All are invited to participate!
&lt;br/&gt;
&lt;br/&gt;The spin jam will commence Saturday night at
&lt;br/&gt;approximately 7:00pm and continue for about 1.5 hours
&lt;br/&gt;or until fuel runs out - whichever comes first.
&lt;br/&gt;
&lt;br/&gt;If you would like to participate, please bring the
&lt;br/&gt;following to the stage no later than 7:00 (ish) on
&lt;br/&gt;Saturday:

&lt;br/&gt;~~ your fire toys

&lt;br/&gt;~~ a safety towel or duvetane.

&lt;br/&gt;You should also note that the desert has a tendency to go from extremes in heat during the day to equal extremes in the evening, and while the location is well shielded from the typical desert winds, it should still be advised to prepare for that as well.

&lt;br/&gt;Other than that, camping is allowed, and encouraged. Free water will be available, as well as a gorgeous view of desert landscape and stars (which are only rumored to dot the skies if you live in a major metropolitan area).

&lt;br/&gt;              Next weekend yer pals at Ninja Skillz and Blue Insomnia are having a shindig in Baja, Mexico called Alma Paradiso.  We're crazy excited about this event as we've managed to get our paws on a beautiful strip of beach near Rosarito and Ensanada for all of our butt-moving, hand-drumming, fire-dancing, sandcastle-making, volleyball-playing, and sweet love making ( fingers crossed! ) delight! It's double cool for me cuz it's sort of an unofficial " coming home " party... ask me over a Corona, and I'll fill you in... Just wanted you to have the lowdown on Alma Paradiso according to me.
&lt;br/&gt;
&lt;br/&gt;     Since I was a wee little Saynt, dreaming the good dream about being able to share the music that moved me with with everyone in an effort to move them, one of my favorite daydreams was to be able to play music on some picturesque exotic beach somewhere.  Right at Sunset.  You know... the kind of sunset where the powers that be take thick and vibrant orange, purple, and blue brushes and color the sky... I'd always picture myself rocking out with this crazy tribal-style music.  Something almost primal.  Then, I'd imagine that there was a huge a crowd of folks there, some were dancing, but alot of them had drums.  Big ones, little ones, empty paint jugs, empty water bottles... anything that made for a decent percussion instrument.  We'd all be playing together.  The same beat... all in sync.  Conduits ALL for the divine pulse.
&lt;br/&gt;    Funny thing about being a part of such a dynamic and encouraging community... you get to do shit like that.   SO... On Saturday at Alma Paradiso, I will be laying down a tribal set from 7pm -  830pm.  RIGHT through the sunset and RIGHT on the beach.
&lt;br/&gt;    The only thing missing is YOU.  So I'm putting the call out to anyone and everyone who wants to partake.  Bring a drum.  Big ones, little ones, empty paint jugs, empty water bottles... anything that makes for a decent percussion instrument and help me transition from day to night right there on the sand.   Lets see just how huge we can make this drum circle.  Our sacred space.  Then lets see how many dancers we can bring into it.  This is an endeavor for us all.  We all take part.  Beyond DJ or Drummer, we'll wake the gods, channel the divine pulse, and become participants in a very new spin on a very old style ritual.  If you'll be joining us in Mexico, join me with your drum/jug/whatever on Saturday.

      <title>Burner Investment Opportunity in Thailand - The Magic Garden Bungalow Village.</title>

&lt;br/&gt;so I have been in Thailand just short of two months. I came here or more accurately I left my life in Los Angeles to seek healing and growth inwardly and outwardly. I allowed my life in L.A. to become stale and borring. Just too easy. I didn't like the man I was becoming - quite bitter toward myself and relationships. Events were actually pushing me out of L.A. Not getting over losing what I thought was my life time partner and losing my main work contacts. Nothing was keeping me there...except I liked creating chill spaces at parties...which was a fun but expensive hobby and preparing for Burning Man...again another expensive hobby. So I choose to sell/give away everything and venture to Thailand with the intention of physical (still need my hip replacement operation - can't be done in Thailand as I thought) emotional and spiritual healing and Adventure. I now swim everyday in the ocean before 7am and have strengthened the muscles around my right hip to gain greater torso support in order to ease some of the pain. (I've got to the end of this year to come back to the States to get the operation completed.) It's taken 5 years but I have finally re-developed my meditation practice and am doing my best now to respond to life rather then react in slavery. 
&lt;br/&gt;I always wondered where my natural desire to create environmental chill spaces would take me. This was an enjoyable and rewarding hobby but could I take it to the next step and create a business out of it. This I observe is what I fell into here in Thailand. Specifically Lonely Beach in Koh Chang, Thailand. I am creating what I like to pompously label as the "World's first permanent Burning Man installation on Thailand." The Magic Garden. This includes a restaurant, chill zone with faux fur, and a garden area with two 5-7 person hot tubs. The decor and atmosphere is psychedelic Buddha chill. Adjacent to these structures is The Magic Garden Bungalow Village containing 40 gorgeous bungalows. 15 bungalows with private toliet/hot shower/fan. 15 bungalows with private toliet/hot shower/air conditioning. 6 bungalows with private toliet/hotshower/air con grouped into 3 pairs - each sharing a 4 person hot tub and 4 bungalows with aformentioned stuff and their own private hot tub. There will a center shared chill space/party area - The Power Lounge - similiar to one I created at Burning Man last year. (We'll even have a tribute to "Pinkys" and "Pink Mammoth" of BM called "Pink Dragon" each Sunday afternoon/night - complete with poi, hooping, stripper poles and shadow dancing.) &lt;br/&gt;These were made by Lang - my Zen contractor in Thailand. He created this on a CAD program and I wasn't able to reproduce the file to send so I simply took photos of it off his monitor. It's really a cool program - when you click on the area it tells you the dimensions of the structure or space in meters. All this is on 4.3 RAI (7500 sq. meters of land - 1.6 acres) that I have leased out for 14 years by creating a Thai/American Company. Costing less per year then my 15' by 15' apartment in Venice! The captions for the drawings explains what you are seeing and the only items missing from the drawings is a 16' aluminum geodisic that'll be brought from the US to serve as the reception/travel agency/guest locker area. This will be below and right of the restaurant. Also, there will be another 16' dome that'll house 3-4 Thai massuesses. The dots are all palm trees. The walk ways will be made of wood. Now the money is in place to build (land is cleared tomorrow by 20 Thai) the three circular structures, - restaurant/chill zone/hot tub garden - the underneath kitchen and rooms,Thai housing for 16, wooden deck next to Banyon Tree that'll have swings connected to the branches and cement paving the front driveway. This will all be finished by April 10th and we will be up and running just prior to 4/20/06 and in time for the Burning Coconut Man Regional.

&lt;br/&gt;The Costs - presently the exchange rate is 39 baht (and raising again - started out 41 baht per dollar two months ago) All figures are based on 40 baht per dollar to simply math.

&lt;br/&gt;40 mattresses - 100,000 baht ($2500) 
&lt;br/&gt;20 fans - 12,000 baht ($300.)

&lt;br/&gt;50 bedding and pillows - 100,000 baht - $2500 
&lt;br/&gt;7 four person hot tubs, thermal pads and shipping - 840,000 baht ($21,000) 
&lt;br/&gt;Decor/lights, black light gardens/Power Lounge decks, floor padding, cushions, pillows with faux fur liners, etc. - 200,000 baht ($5000.00)

&lt;br/&gt;Total cost of building and furnishing for first year - $134,800

&lt;br/&gt;SALARIES FOR ONE YEAR

&lt;br/&gt;One year salary for manager - $12,000 
&lt;br/&gt;One year salary for English speaking reception person $9600 
&lt;br/&gt;One year salary for two Thai caretakers - $1500 each or $3000 total 
&lt;br/&gt;Total yearl salaries - $24,600

&lt;br/&gt;UTILITIES 
&lt;br/&gt;One time fee for building well and electric water pump - 18,000 baht ($450) 
&lt;br/&gt;Electricity - high estimate is $3000 per year 
&lt;br/&gt;
&lt;br/&gt;Total cost for creating and operating for one year - $162,850 
&lt;br/&gt;
&lt;br/&gt;Additional cash reserve - $17,150 
&lt;br/&gt;
&lt;br/&gt;Total investment for 90% stake - $180,000 (I own 10%)

&lt;br/&gt;This is a long term/fun term investment. You will receive your orginal investment back in less then 2 years and if you hold on for 14 years you will triple your investment ammount. If we sell prior to the lease ending then a greater profit will be made.

&lt;br/&gt;Year One (including cash reserve for equipment repairs etc.) $180,000

&lt;br/&gt;= $38,850 for second year operating costs

&lt;br/&gt;Dividing this two year total $218,850 by $670 per night a full occupancy = 327 nights at full occupancy to break even for two years expenses. That's 164 nights per year at full occupancy. 
&lt;br/&gt;
&lt;br/&gt;The projection belows are my best estimate talking to various bungalow village owners. 
&lt;br/&gt;
&lt;br/&gt;High season Oct 1st - April 1st (4 months at full occupancy, 2 months at half occupancy) = $100,500 
&lt;br/&gt;Low Season April 2nd - Sept 30th. (3 months at half occupancy, 3 months at quater occupancy) = $45,225 
&lt;br/&gt;
&lt;br/&gt;Total from bungalow rentals per year - $145,725 
&lt;br/&gt;
&lt;br/&gt;Other yearly revenue 
&lt;br/&gt;1) There will be a "Pepsi" fridge at the Power Lounge full of beer, soda, juices for sale - Whatever we sell will have 100% mark up. 
&lt;br/&gt;2) Commission from selling city bus tickets, mini-bus tickets, ferrie tickets, tour packages = min $3000 per year 
&lt;br/&gt;3) We get a 50 baht commission off all Thai massages How many per year is your guess good as mine. 
&lt;br/&gt;4) Bar sales from parties - 100% mark up of what we sell 
&lt;br/&gt;
&lt;br/&gt;Two year total from bungalow rentals only - $291,450 
&lt;br/&gt;
&lt;br/&gt;Original investment recouped in less then two years and 6 times the investment after 14 years. 
&lt;br/&gt;
&lt;br/&gt;Third year operating costs with raises and such - $40,000 
&lt;br/&gt;Third year return - $145,725. Over $100,000 profit per year by third year. 
&lt;br/&gt;
&lt;br/&gt;NOTE ABOUT INCOME TAX AND PREPARATION - Thai law is seven percent of income received, but we do have a very creative local accountant who charges 22,000 baht per year ($550) to allow us to pay the 7% on as little as legally possible. 
&lt;br/&gt;
&lt;br/&gt;Now beginning the fourth year will have a 20% increase in rent. From $11,250 to $13,500 for rent for the next 3 years. Then another 20% increase every three years. If we match raising costs, repairs, etc with raising rental fees then for the last 12 years we can make $1,200,000 profit from original $180,000 investment. Feel free to check all figures and tell me where I may be wrong in my calculations. 
&lt;br/&gt;
&lt;br/&gt;Now if we sell out earlier then when our 14 year lease is up (of course we can renogiate but who know what land prices will be in 14 years - It has trippled in the last 3 years. ) 
&lt;br/&gt;The sale is based on 
&lt;br/&gt;1) Our sale price for the business and property and years left on lease 
&lt;br/&gt;2) Does the purchaser want to simply take over our present lease with it's remaining years? 
&lt;br/&gt;3) Or can the purchaser negotiate with the owner to begin a brand new lease at whatever they decide. 
&lt;br/&gt;
&lt;br/&gt;Minimum cash investment is $10,000. 
&lt;br/&gt;
&lt;br/&gt;NOTE: The speed of investment money coming in determines the rate of construction. The first money invested goes to paying back the pre-paid first year lease of this land and contract fee. All the next money goes to building the bungalows (and walkways) at the speed of investment flow. First we will build the 15 bungalows with private toliet, hot shower and fan that rent out for 400 baht. Next will be the 15 bungalows with air conditioning for 600 baht. Then the final bugalows with hot tubs at their prices. So what I am getting at is that we don't have to have all 40 bungalows built to be up and running. I would like to be fully built and open by next high season in Oct. But, who knows, perhaps the weather will be nice in September and this could be a great place to decompress from Burning Man. Up to you.

      <title>Xaruba Cafe</title>

      <description>&lt;div&gt;Xaruba Café at Floralia in Xara Dulzura. 
&lt;br/&gt;
&lt;br/&gt;The Orange County Burner Group and friends are hosting the Xaruba 
&lt;br/&gt;Café in the food court at Xara Dulzura.  Xaruba Café was born from a 
&lt;br/&gt;little gifting idea called Chai Bala Café and Bad Idea Theater to 
&lt;br/&gt;create an all new comfy desert oasis (on the grass) called:  
&lt;br/&gt;Xaruba Café at Floralia in Xara Dulzura . After having started a fun 
&lt;br/&gt;morning coffee social at SD Decom the OC group and friends will be 
&lt;br/&gt;opening their curtains once again welcoming everyone to come enjoy a 
&lt;br/&gt;morning coffee and breakfast snacks with us. … 
&lt;br/&gt;
&lt;br/&gt;While you have your "wake-up cup" you may also be able to enjoy the 
&lt;br/&gt;featuring of Jones' Waffling Way Station! …. along with some donuts, 
&lt;br/&gt;Danishes and other breakfast snacks that will be made available by 
&lt;br/&gt;the Xaruba café.
&lt;br/&gt;
&lt;br/&gt;This should get you off to the start of a great day! .
&lt;br/&gt;
&lt;br/&gt;Then around 11:00 am, enjoy the talents of "Alexiis" who will perform 
&lt;br/&gt;and teach belly dancing on our stage inside the café.  We do 
&lt;br/&gt;encourage participation and to show how much we care every attendee 
&lt;br/&gt;will also receive some candy! 
&lt;br/&gt;
&lt;br/&gt;At various times throughout the day and evenings the Xaruba Café will 
&lt;br/&gt;morph into hosting and the making of an assortment of drinkables such 
&lt;br/&gt;as Chai (tea drinks) nice cold Lemonade and even exotic Turkish 
&lt;br/&gt;coffee blends and even hot coco,  just look for the open sign and 
&lt;br/&gt;come in to check us out!  
&lt;br/&gt;
&lt;br/&gt;Also watch out! Because in the evenings the Xaruba Bad Idea Bar will 
&lt;br/&gt;be serving up our very own version of a very Bad Idea for libations 
&lt;br/&gt;and special drinks, such as the infamous Flaming Fraggles!! And those 
&lt;br/&gt;other really Bad Idea concoctions. Come enjoy the talented Bartenders 
&lt;br/&gt;as we pour you some wondrous blends, kick back, party or chill in the 
&lt;br/&gt;comfort of the Xaruba's chill space where everybody has a laid back 
&lt;br/&gt;good time. Again look for the "Open" sign and enjoy.
&lt;br/&gt;
&lt;br/&gt;
&lt;br/&gt;As this is a Leave No Trace event,
&lt;br/&gt;We ask that you "please bring your own cup or mug for us to fill."
&lt;br/&gt;
&lt;br/&gt;Please note: If you'd like to participate and share we will always 
&lt;br/&gt;accept your random donations of any unopened breakfast foods, full 
&lt;br/&gt;bottles of alcohol or mixers and/or extra coffee cups to gift, so 
&lt;br/&gt;please bring any generous offerings by the café anytime. 
&lt;br/&gt;
&lt;br/&gt;We are all looking forward to serving up good times with our friends, 
&lt;br/&gt;family, hip shakers, and stray caffeine addicts.  We'll bring you up 
&lt;br/&gt;or down…make it hot or cold…it's your choice.
